Office Flooring

What it is

Office flooring is the carpet tile, luxury vinyl and hard-floor package installed across open-plan workspace, meeting rooms, reception and breakout areas in a commercial office. Premrest Flooring installs office flooring for head contractors, project managers and corporate property teams on new fit-outs and occupied refurbishments across Melbourne, Sydney and Brisbane.

On a new fit-out, flooring lands late in the program and has to hold the practical completion date while joinery, partitions and services finish around it. On an occupied refurbishment, the tenant keeps working and the floor is replaced in stages after-hours. Both call for a contractor that programs flooring as critical-path work, tests the slab before committing to a system and has the crew depth to turn a floor plate over a weekend.

What the sector demands

Constraints we plan around

Occupied floors

Staff stay on site. Work is staged after-hours or on weekends with rolling furniture lift so each zone is back in use the next morning.

Raised access floors

Many CBD towers run on raised access flooring. Panels are checked, re-seated and levelled before carpet tile goes down so joints do not telegraph through.

Program pressure

Flooring is often the last trade before defects and handover. Crews scale up for a weekend push so the practical completion date holds.

Acoustics and comfort

Open-plan workspace needs acoustic underlay or cushion-backed carpet tile to manage noise, while breakout and reception zones move to LVT or timber.

How we deliver

From site walk to handover

01

Site walk and slab testing

We walk the floor plate, check raised floor condition or slab moisture, and confirm access hours, lift windows and dock bookings.

02

Staging plan

A written staging plan sets out zones, shifts, furniture lift and protection so the tenant and building manager know exactly what happens when.

03

Staged install

Uplift, prep and install run zone by zone, with old flooring removed for diversion where a pathway exists.

04

Handover and reporting

Each zone is cleaned and inspected before it is released, and per-project waste diversion is reported for Green Star and NABERS submissions.

FAQs

Office flooring questions

Can you replace office flooring while staff keep working?

Yes. Most office refurbishments are staged after-hours or over weekends. Furniture is lifted, the zone is uplifted and re-laid, and the area is cleaned and back in use before staff arrive.

How much does office flooring cost?

As a guide, commercial carpet tile supply and install ranges from $65 to $130 per square metre and LVT from $90 to $170 per square metre. Subfloor preparation and after-hours loading are priced separately once the slab or raised floor has been inspected.

Do you install to the designer's specification?

Yes. We install to the specifier's product schedule and can offer equivalent alternatives if lead times or budget require them.

How quickly can a floor plate be turned over?

A typical 1,000 to 1,500 square metre floor plate can be uplifted and re-laid in carpet tile over a weekend with the right crew numbers, subject to furniture and access.
