Staged after-hours replacement, floor by floor
We break the tenancy into workable bays and replace flooring bay by bay in evenings and on weekends. Furniture is lifted in sections, the floor is uplifted, substrate prepared or spot-repaired, and new tile or LVT laid. By Monday morning the workstations sit where they were on Friday afternoon, and the tenant trades through the change with minimal disruption.
Rolling furniture-lift methodology
For working workplaces we run a rolling furniture-lift crew separate from the flooring crew. The lift crew moves workstations, chairs, pedestals and screens into a temporary holding bay, protects IT and cabling, and reinstates the furniture set-out to the same layout when the flooring crew finishes. On a typical 1,500 square metre floor plate the whole cycle runs across two nights.
Make-good and defit works
When a tenant vacates we deliver flooring make-good to the lease specification, from tile-by-tile patch repair through to full floor replacement. Defit works include uplift of existing flooring, base-build reinstatement, moisture and slab prep, and clean handover ready for the next tenant.

What about IT and cabling under the floor?
Where the specification allows, we lift tiles around cabling and leave IT in place. For access floor systems, we coordinate with the base-build tenant contractor to lift and reinstate panels in sequence.
